  • Diagnose performance fast: read the rent roll, financials, turns, and work orders to spot the real leaks in 30 minutes.

  • Convert a complex into a community: implement resident programs and service standards that lift renewals, on‑time payments, and online reputation, reducing churn and increasing NOI.

  • Run the operating cadence that drives turnarounds: set weekly priorities, assign owners, use scorecards, and deploy simple playbooks to recover KPIs fast.

  • Grow revenue on purpose: reduce loss-to-lease, tune pricing/renewals, and add compliant other-income streams without churn.

  • Cut controllable OpEx without pain: variance rules, vendor discipline, and spend thresholds that protect resident experience.

  • Accelerate turns & CapEx: scope, bid, and track projects so units return to revenue and draws land on time.

  • Forecast cash with confidence: 13-week visibility, distribution planning, and lender covenant compliance.
